2024-2025 Category Criteria

Applicable to all categories:

Must be within the calendar year 2024
Must be within the 16-county Chicago metropolitan statistical area (MSA)
Must have prepared only one Executive Summary for each Nomination

Multi-year winners are subject to the ONE YEAR MORATORIUM RULE** as stated on the awards home page.

This category recognizes those individuals or established brokerage teams primarily specializing in the purchase and sale of income-producing real estate, while primarily concentrating on servicing middle market and private capital investors.

Team submissions are subject to the TEAM SUBMISSION REQUIREMENTS as stated on the awards home page. In terms of the deals which form the basis of the submission, please note that special focus is given to the nominee's creative financial or marketing strategies, as well as the ability to overcome obstacles faced in closing their transactions.
Transactions must be limited to property sales transactions, wherein the actual closing occurred within Calendar Year 2024 and all contingencies to the deal must have cleared.
Submittals shall not include transactions related solely to the origination and/or placement of loans, nor shall the nominee include the sale of any loans, notes or mortgages.
For any deals that were co-brokered with external brokers, Nominees shall only receive credit for 50% of the deal's square footage and dollar value. Deals that are co-brokered must be indicated on the spreadsheet.
Any transactions submitted with incomplete or unverifiable information (e.g., marked “confidential”) may be excluded at the discretion of The Blue Ribbon Panel.

As part of your submission, please include a brief description of your Diversity, Equity, and Inclusion efforts and initiatives. And, if possible, please give specific examples of how you fulfilled client requests with supplier diversity initiatives.

Executive Summary: Please summarize your submission in 500 words or less. In the event the nominee becomes a Finalist, the Executive Summary will be the only document distributed to the Executive Committee, i.e. the voters.

Your summary must include the following items:

Individual Involvement/Professional Skills: Please describe the nominee's exceptional skills and/or noteworthy accomplishments in representing institutional investors during 2024.
Deal Structure: Please provide details wherein the nominee exhibited creativity in structuring transactions. You may use case studies if appropriate.
